The place

Calapan City sits on the north-east coast of Mindoro, two hours by ferry from Batangas and a morning from Manila. Barangay Biga is inland of it — irrigated paddy, coconut, and the Biga River running down off the Halcon range.

The holding has been in one family since the title behind it was issued in 1924. Most of it stays exactly as it is. What is being developed is the dry end, ten lots of it, and the rules that govern them are written down before anything is sold rather than after.
